Cancellation Policy

CANCELLATION POLICY (4 rooms or less):

Please note that due to the nature and small size of our business, we must adhere to the following schedule of loss in the event of a

cancellation.  Thank you for your understanding.

Should you need to cancel your reservation and we cannot resell your room the following terms apply:

• 60 or more days before your scheduled arrival date----------Full refund of deposit (minus 10% admin fee)

• 31-59 days before your scheduled arrival date-----------------100% of the deposit will be forfeited

• 30 days or less before your scheduled arrival date------------Full tariff will be charged

Please note that the above penalties ONLY apply if we cannot fill a cancelled room(s).  In the event of a cancellation we

will do everything we can to re-sell the room(s), and if successful only a 10% admin fee will apply.

CANCELLATION POLICY - EXCLUSIVE USE (5 rooms or more):

Please note that we require groups occupying 5 or more rooms to have exclusive use of the guesthouse.  In other words, we will not sell the remaining rooms to anyone outside of your group and your tariff is based on the number of guests staying.  However, if any of your group members must cancel and you cannot find a replacement for them, they will have to pay for their room (minus any expenses we do not incur). 

Our group tariffs (2024-2025) are based on the number of people staying as follows:

2 Night Weekend Package:

7 rooms: $945/couple * $825/single

6 rooms $1060/couple * $895/single

5 rooms $1210/couple  * $1045/single

Midweek (with breakfast & afternoon tea):

7 rooms: $360/couple per night

6 rooms: $410/couple per night

5 rooms: $480/couple per night

Midweek (accommodation only -- no meals):

7 Rooms: $300/couple or single

6 Rooms: $350/couple or single

5 Rooms: $420/couple or single

Please be aware that if someone in your group cancels and you cannot refill their room, the tariffs will be affected for the other attendees (e.g. if you book for 7 couples and one has to cancel, the tariff is increased to the 6 couple rate).

In the event that you need to cancel the entire guesthouse booking 60 or more days prior to check-in, your full deposit will be refunded.  Full tariff will be charged for full house cancellations made 59 days or less prior to check-in for rooms we are unable to resell.

Please note that the above penalties ONLY apply if we cannot re-sell the guesthouse.  In the event of a cancellation, we will do everything we can to re-sell the guesthouse, and if successful, we will fully refund any monies paid.

Please be sure that everyone in your group is aware of this policy to avoid any misunderstanding in the event of a last-minute cancellation.
